DSCR loans in Florida: what the ratio actually has to be

Short answer

A DSCR loan qualifies you on the property's rent instead of your tax returns. The ratio is market rent divided by the full monthly payment — principal, interest, taxes, insurance and HOA. Most Florida lenders want 1.20 or better for the best pricing, will go to 1.00, and offer sub-1.00 or no-ratio programs on stricter terms.

Expect pricing above conventional, more of your own money in the deal, and no requirement to document personal income. The number that kills most Florida DSCR deals is not the rent — it is the insurance premium, because insurance sits inside the payment.

What a DSCR loan actually is

DSCR stands for Debt Service Coverage Ratio. It is a non-QM investment property loan where the lender underwrites the asset rather than the borrower's personal income. There is no W-2 review, no two-year self-employment history, and no debt-to-income calculation on your personal finances.

That matters most for two groups: self-employed buyers whose tax returns show little net income after write-offs, and investors who already own several properties and have run out of conventional debt-to-income room.

What the lender still checks: your credit score, your assets and reserves, the property's condition and value, and — increasingly in Florida — whether the property is insurable at a price that works.

The ratio, and what number you actually need

The formula is simple:

The formula

DSCR = gross market rent ÷ (principal + interest + taxes + insurance + HOA)

A 1.00 means the property exactly covers its own payment. A 1.25 means it covers the payment with 25% left over. Below 1.00 the property runs a shortfall you cover out of pocket.

DSCRWhat it meansTypical treatment
1.25+Comfortable coverageBest available pricing tier
1.00 – 1.24Property carries itselfStandard approval, pricing steps down as the ratio falls
0.75 – 0.99Monthly shortfallAvailable at some lenders, on stricter terms and with more reserves
No-ratioRatio not calculatedPriced highest; strict terms and strong credit

Two details people get wrong. First, it is gross rent, not net — you do not subtract vacancy, management or maintenance for the qualifying ratio, even though you absolutely should for your own analysis. Second, the payment side includes taxes and insurance, which is where Florida gets expensive.

Why Florida DSCR deals die at the insurance quote

Insurance is inside the denominator. Every dollar of annual premium divided by twelve comes straight off the ratio.

Run the arithmetic. On a $300,000 rental with $240,000 financed, rent at $2,300, taxes at $4,200/yr and a principal-and-interest payment near $1,560, the ratio swings on the premium alone:

Annual premiumMonthly PITI (est.)DSCR at $2,300 rentResult
$2,400$2,1101.09Approvable
$4,200$2,2601.02Tight, still workable
$6,000$2,4100.95Falls out of standard tier

Same house, same rent, same loan. The premium alone moved it from approvable to a different loan program. These figures are illustrative; your numbers depend on your actual loan, taxes and quote. The direction is the whole point.

Which is why the single most useful rule in Florida investing is sequencing: get a bindable insurance quote before you write the offer, not after the inspection. And carriers decide based on the four-point inspection — roof age, electrical panel, plumbing, HVAC. A 17-year-old shingle roof or a Federal Pacific panel can send you to a specialty carrier at a specialty price, and that price is what your DSCR gets calculated on.

Frequently asked questions

Do DSCR loans show up on my personal credit?

The inquiry does, and the loan usually reports if it is vested personally. Loans vested in an LLC often do not report to personal credit, though the lender will still require a personal guaranty and will see the debt on any future application where you disclose it. Do not treat non-reporting as non-existent — underwriters ask.

Can I use projected rent instead of a signed lease?

Usually yes. The appraiser completes a Form 1007 rent schedule and the lender typically uses the lower of the appraised market rent or the actual lease. If your in-place rent is below market, that gap is worth knowing before you order the appraisal.

What about short-term rentals?

Some lenders allow it, generally documented with an AirDNA report or twelve months of platform statements. Terms are tighter than for long-term rentals, and the lender will care whether the local jurisdiction permits short-term rentals at that address. In parts of Central Florida that answer varies street by street.

How fast do DSCR loans close?

Commonly three to four weeks, sometimes faster, because there is no income documentation to chase. The two things that actually delay these files are insurance binders and condo questionnaires — start both on day one.

I was denied for a rental purchase. Was that a DSCR denial?

Often not. Many denials on investment purchases are conventional denials driven by personal debt-to-income or documented income. That is a conventional answer to a conventional question. Ask for the specific reason on your adverse action notice, then have someone look at whether the property itself qualifies.

Run your numbers

Send me the address and the rent. I will tell you straight.

I will run the DSCR with a real Florida insurance estimate in it instead of a placeholder, and tell you what the ratio comes out to before you write an offer. If the deal does not work, I would rather say so on day one. I write DSCR in Florida and select states nationwide, and I answer my own phone.
