Paying for a new roof in Florida: your options

Short answer

In Florida, an insurer can't refuse or drop a homeowners policy just because the roof is under 15 years old. Once it's 15 or older, the insurer has to let you get an inspection first, and if it shows 5 or more years of life left, they can't refuse you for age alone.1

If you do need a new roof, you have options: an insurance claim if there's storm damage, a My Safe Florida Home grant when funding is open, savings, or a HELOC that leaves your low first-mortgage rate alone.

What Florida law says about roof age

Under Florida law, an insurer may not refuse to issue or renew a homeowners policy solely because the roof is less than 15 years old. For a roof 15 years or older, the insurer must let you have it inspected by an authorized inspector, at your expense, before requiring a replacement. If the inspection shows 5 or more years of useful life, the insurer can't refuse you solely because of the roof's age.1

Before you replace it

  1. Get an inspection. If the roof has life left, it may buy you time.
  2. Check for storm damage. If damage caused the problem, talk to your insurer about a claim before you sign with a roofer.
  3. Check My Safe Florida Home. The state program offers inspections and grants, but funding depends on yearly appropriations, and a roof replacement only qualifies as part of certain hardening upgrades.2
  4. Ask about a wind mitigation inspection after the new roof. Florida requires insurers to offer discounts for qualifying windstorm protection, which can lower your premium.3

Why a HELOC often fits a roof

About half of U.S. mortgages still carry a rate under 4%.4 If yours is one of them, a cash-out refinance would trade that rate away. A HELOC sits behind your first mortgage, so your first mortgage stays exactly as it is.5 You draw what you need as the roofer's invoices come in.

A HELOC is secured by your home, and if you fall behind you could lose it.5 Use it for something that protects the home, like a roof, and only for what you can comfortably repay. I work with four HELOC programs and will tell you straight if one fits.

Five questions to ask your roofer

  1. Will you pull the permit, and who passes the final inspection?
  2. What's included: decking, underlayment, flashing, and roof-to-wall connections?
  3. What's the warranty, on materials and on labor?
  4. Will the new roof help my wind mitigation inspection?
  5. What deposit do you need, and when is the rest due? (Your HELOC draws can match that schedule.)

Frequently asked questions

Can my insurer drop me because my roof is old?

Not just for age if the roof is under 15 years old. For older roofs, the insurer must allow an inspection, and if it shows 5 or more years of useful life, it can't refuse you for age alone.

Can I use a HELOC to pay for a roof?

Yes. A HELOC is a line of credit you can use for home improvements like a roof, and it leaves your first mortgage in place. Approval depends on your credit, income and home equity.

Does My Safe Florida Home pay for a whole new roof?

Only in some cases. The program funds certain hardening upgrades, and a replacement roof covering alone is not eligible. Funding also depends on what the state appropriates each year.

How fast can a HELOC fund?

As fast as five business days on some programs, with a complete file. Timelines depend on the program and your county.
