Builder lenders aren't your only option

Lake Nona, Horizon West and the communities toward Clermont are full of new builds. A builder's preferred lender may offer incentives, but compare the whole offer: the loan terms, costs and what you give up. I'll lay both side by side.

Short-term rental rules change at the county line

Around Orlando, vacation rental rules differ by city and county, including Orange, Osceola and Lake. Confirm the zoning allows short-term rentals before you buy. Some DSCR programs can use short-term rental income to qualify.

File your homestead exemption by March 1

If it's your primary home, apply with your county property appraiser (Orange County Property Appraiser for most of Orlando) by March 1. Homestead can exempt up to $50,000 of assessed value and limits yearly assessment increases.¹²

Can I finance a vacation rental near Disney?

Often, yes. Some DSCR programs can use short-term rental income. First confirm the property's zoning allows short-term rentals, since rules differ by city and county.

Should I use the builder's lender on a new build?

Not automatically. Builder incentives can be real, but compare the full offer. I'll put your builder's offer next to options from 290+ lenders so you can decide.
