Access your home equity without giving up your current mortgage.
If you've built equity in your home, a HELOC may let you access available funds without refinancing your entire first mortgage.
Lines up to $1,000,000 may be available for qualifying borrowers, depending on the program — with fixed or variable options and an online application.

Keep your rate
You worked hard for your mortgage rate. You may not need to replace it.
A traditional cash-out refinance replaces your existing mortgage. For homeowners who already have a favorable first-mortgage rate, that may not always be the most attractive way to access equity.
A standalone HELOC may allow qualified homeowners to access equity while leaving the existing first mortgage in place.
Cash-out refinance
- Pays off and replaces your first mortgage
- Your current rate and term go away
- New rate applies to the whole balance
Standalone HELOC
- Sits in second position behind your mortgage
- Your first-mortgage rate, payment and term stay as they are
- You borrow against the equity only
"I need cash, but I don't want to touch my mortgage." That's exactly what a HELOC is built for.

Questions
Straight answers
Will this replace my current mortgage?
Not necessarily. A standalone HELOC may allow qualified borrowers to obtain a separate line of credit secured by their home while keeping an existing first mortgage in place. It sits in second position; your first-mortgage rate, payment and term stay as they are.
How much can I borrow?
Across the four programs Michael works with, lines range from $5,000 up to $1,000,000, and up to 90% of your home's value in combined loans, depending on the program. Actual availability depends on qualification, property value, existing liens, program guidelines and other underwriting factors. Not every program offers the full range.
How quickly can the process happen?
Funding may happen in as few as five business days on qualifying transactions, and 5 to 10 business days is typical on a complete file. Timing depends on income and employment verification, property condition requirements, signing method, county recording requirements and other conditions.
Is my home collateral?
Yes. A HELOC is secured by your home. Failure to repay can result in loss of the property.
Do I have to move forward if I request a review?
No. The Equity Options Review is meant to determine whether there may be an appropriate financing option to discuss. There's no obligation.
Will this affect my credit?
Filling out this form uses no credit pull at all. A soft pull happens only if you move into the formal application, and that never affects your score. A hard pull only happens if you submit a full application for underwriting.
What credit score do I need?
600 is the floor across the four programs, and a higher score generally means better terms. If you're under 600 or not sure, still send the form. Michael shops 290+ wholesale lenders and will tell you straight whether something else fits.
Can I get a rate that doesn't move?
Two of the four programs are fixed-rate; the other two are variable. The variable options trade rate certainty for other advantages, like wider state coverage. Michael will lay out the tradeoff with real numbers for your situation.
Can I use this on a rental or investment property?
Some of the programs cover non-owner-occupied properties. Investment and business-purpose loans aren't limited to Florida the way owner-occupied lending is, so Michael can typically work with real estate investors nationwide.
Your equity may give you more options than you realize.
